Smart sustainable development concept of recreational ports such as marina represents the parameter for determining the level of application and promoting environmental management system through sustainable design, sustainability mission, approach and goals. Every marina is trying to increase its effectiveness in order to satisfy the needs of customers, operational efficiency, climate change adaptation, water management in marina aquatorium, air quality and greenhouses gases, solid and oil waste management, transportation inside marina and hoist out equipment. Before a deeper analysis of the smart sustainable development concept of recreational ports such marina, we distinguish the land and water area capacities to define the environmental aspects in order to have a detail impacts for creating this concept. It is worth mentioning that this paper represents the first step in achieving higher level of the smart marina planning.

Beside this, it is preferable to specify indicators for reaching contemporary trends in marina environment. This is especially related to the efficiency analysis that provides a background for collecting detail statistical analysis such as the allocation of each boat (power boat, sailing boat, yacht, mega and super yachts) and procedure for its berthing. Only in this manner, the optimization processes can be done in marina with regards to smart sustainable development concept. So, trying to find solution and approach to optimize the best practice of boat allocation plan can give some outputs for identification of characteristics and indicators that affects on boats emission to environmentally protect the coastal areas of the specific marinas in Montenegro.
